Buying a house is the single most expensive purchase most people will ever make in their lives.  But unlike other purchases, there are many complicated steps involved, which is why even professional investors have a team of people behind them.

I know; I’m Isaac Toussie, a land developer with many years of experience in the housing industry.  I was excellent but I might not have been as successful without some great lawyers and accountants helping me along the way.  In this article, I’m going to talk about the ideal real estate team to have behind you when pursuing great decisions of consequence – but first, a note from the legal department: the following ideas are entirely my own, and though based on first-hand experience as a successful developer are but a distillation of my personal opinions and should not be misconstrued by anyone to serve as professional advice of any sort whatsoever!

Now, with that out of the way, here are who I think are the key people that you will need on a real estate buying team:

Real Estate Agent – the single most important person to have on your side, so it’s the one you need to install first thing, right away.  This person will help you with the whole process from finding the home that you want to buy to negotiating the terms of the purchase, answering all of your questions along the way. Make sure that this real estate team member is an experienced person with an interest and enthusiasm for helping you and that he or she is someone that you naturally get along well with since you’ll be spending a significant amount of time together during the real estate purchase. This person is also a great resource for referrals to getting the other members of your team in place.

Lender – this could be your bank, or one suggested by your real estate agent or a specialty mortgage lender you’ve found yourself.  Make sure that you are assigned one single representative to work with.

Appraiser – you absolutely need to know the fair market value for the home that you are buying, and while the information will be provided in the course of your transactions, it’s better to have one of your to corroborate.

Real Estate Inspector – in a similar vein, you’ll want to have the home checked out by one of your own.
